Why Miami chimneys need extra care

  • Year-round humidity accelerates rust on dampers, caps, and flashing.
  • Salt air corrodes metal chimney liners and crowns faster than inland homes.
  • Hurricane season debris and standing water invite nesting birds and mold.

WHO WE ARE

A local chimney company built for South Florida homes

Most chimney sweep companies write their training manuals for cold-climate fireplaces used every winter night. Miami is different: our fireplaces sit unused for months in near-total humidity, our dryer vents run constantly to fight the damp, and our older homes in neighborhoods like Coral Gables and Little Havana carry decades of masonry that was never built with South Florida weather in mind. EverClean Chimney was started specifically to serve that gap — a crew that understands both traditional chimney safety standards and the realities of a subtropical climate.

COMMON QUESTIONS

Chimney care in Miami, answered

Do I really need a chimney sweep if I barely use my fireplace?

Yes. In South Florida, the bigger risk usually isn't creosote build-up from heavy use — it's moisture, mold, and animal nesting in a flue that sits closed up for most of the year. An annual inspection catches cracked crowns, damaged flashing, and blocked flues before they turn into leaks or pest problems, even if you've never lit a fire.

How often should dryer vents be cleaned in a humid climate?

We recommend every 12 months for most households, and every 6–8 months for larger families or rental properties. Miami's humidity makes lint clump and stick inside the duct, which restricts airflow faster than in drier climates and raises the risk of overheating.

What does a Level 2 chimney inspection involve?

A Level 2 inspection includes everything in a Level 1 visual check, plus a camera scan of the interior flue, attic, and crawl spaces where the chimney passes through. It's required after severe weather, before buying or selling a home, or whenever a Level 1 inspection turns up something that needs a closer look.

Can you come out the same day for an emergency?

In most cases, yes. We keep technicians and trucks staged across Miami-Dade specifically so we can respond to smoke smells, animal intrusions, and storm damage quickly. Call our line any hour and we'll give you a realistic arrival window right away.

Do you work on condos and commercial buildings, or just houses?

Both. We service single-family homes, townhomes, and the shared chimney and vent systems found in Miami's condo buildings and restaurants, including commercial kitchen exhaust and dryer vent systems for multi-unit laundry rooms.

ABOUT EVERCLEAN CHIMNEY

Chimney care built around how Miami actually lives

We're a local, licensed chimney and vent company serving Miami-Dade County around the clock. Here's who we are, how we work, and why homeowners keep our number saved.

OUR STORY

Started because South Florida chimneys were being treated like Northeast chimneys

Chimney sweeping as an industry grew up in cold-weather cities, where fireplaces run every night from November through March and creosote build-up is the main danger. Miami is a different animal. Our fireplaces might be lit a handful of nights a year, if that — but our flues sit closed for months at a time in near-constant humidity, our roofs take a beating every hurricane season, and our dryer vents run almost daily to keep up with the damp.

EverClean Chimney was founded to close that gap. We combine the same certified sweeping and inspection standards used nationwide with a working knowledge of what actually goes wrong with a South Florida chimney: rusted-out dampers, cracked crowns from tropical downpours, birds and rodents nesting in a flue that hasn't drawn air in a year, and lint-packed dryer vents fighting a losing battle against the humidity. We built our training, our equipment, and our inspection checklists around those specific problems.

OUR MISSION

Honest inspections, clear pricing, and technicians who explain what they find

Chimney work is one of those services where it's easy for a homeowner to feel like they just have to trust whoever shows up. We built EverClean around removing that discomfort: every job starts with a plain-language inspection, every recommendation comes with a photo and an explanation, and we never start repair work you haven't approved. If a chimney just needs a sweep and nothing else, that's exactly what we'll tell you.

Our goal isn't to be the biggest chimney company in Florida. It's to be the one your neighbors recommend by name, because the last three times they called, we did exactly what we said we would.

STANDARDS & TRAINING

What "certified" actually means at EverClean

Certifications only matter if they change how the work gets done. Here's what ours require of every technician we send to your home.

CSIA-aligned training

Our sweeps are trained to Chimney Safety Institute of America standards covering creosote classification, flue construction, and safe removal methods — not just "run a brush through it."

NFPA 211 inspections

Every inspection follows the National Fire Protection Association's three-level system, so what we find and how we report it matches the standard your insurer and home inspector expect.

Licensed & insured

Fully licensed to operate in Miami-Dade County, with liability and workers' compensation coverage on every job — ask any technician for documentation on-site.

HEPA containment

Soot and creosote are fine particulates. We seal work areas and run HEPA-filtered vacuum systems so cleanup happens at the source, not across your living room.

Hurricane-season protocols

Post-storm inspections specifically check for cracked crowns, lifted flashing, and displaced caps — the three most common causes of chimney leaks after a Miami storm.

Ongoing recertification

Techniques and codes change. Our technicians go through refresher training annually so the crew at your door isn't working off what they learned five years ago.

HOW WE WORK

The equipment behind the visit

A chimney sweep is only as good as the tools they bring. Here's what's on the truck.

  • HEPA-filtered vacuum systems that capture fine soot and creosote dust at the source instead of letting it settle back into the room.
  • Rotary loop and drop-chain sweeping tools sized to your specific flue, rather than a one-size-fits-all brush that can scratch a clay liner.
  • Video inspection cameras for Level 2 and Level 3 inspections, so you see exactly what we see — cracks, gaps, and creosote glazing included.
  • Moisture meters to catch water intrusion in masonry before it becomes a visible stain or structural issue.
  • Stainless steel caps and dampers selected for corrosion resistance in salt air, not the cheaper galvanized parts that rust out in a few Miami summers.
  • Commercial-grade dryer vent brushes and vacuums rated for the longer vent runs common in Miami condos and townhomes.

OUR SERVICES

Everything your chimney and vents need, from one crew

Sweeping, inspection, repair, and emergency response — all performed to national safety standards and adapted for Miami's climate. Every visit starts with an inspection, so you know exactly what you're paying for.

01 — CORE SERVICE

Chimney Sweeping & Creosote Removal

Even chimneys that see light use build up creosote, soot, and airborne debris that settles inside the flue. Left alone, creosote hardens into a glazed layer that's both a fire hazard and a pain to remove later. Our sweeps clear it before it gets to that point, using rotary loop or drop-chain tools sized to your flue's exact shape — never a generic brush that can scratch a clay tile liner.

Every sweep is performed under HEPA containment: we seal the fireplace opening and run a filtered vacuum system that captures fine particulates at the source, so your furniture, floors, and lungs stay clean. When we're done, we'll show you the before-and-after with photos.

  • Removes creosote, soot, and fire byproducts from the full flue length
  • HEPA-filtered vacuum containment protects your home during the sweep
  • Includes a firebox and smoke chamber clean-out
  • Recommended annually for regularly used fireplaces, every 1–2 years for occasional use

SIGNS YOU'RE OVERDUE

How to tell your chimney needs sweeping

  • A strong campfire smell even when the fireplace isn't in use
  • Visible black flakes or soot around the firebox opening
  • Smoke backing up into the room instead of drawing up the flue
  • It's simply been more than a year since the last inspection

02 — CORE SERVICE

Chimney Inspections (Level 1, 2 & 3)

We follow the National Fire Protection Association's three-tier inspection standard (NFPA 211), so the report we hand you matches what insurers, home inspectors, and real estate agents expect to see.

  • Level 1 — A visual check of readily accessible parts of the chimney, appropriate for a routine annual check on a chimney with no known issues.
  • Level 2 — Adds a video scan of the interior flue plus attic and crawlspace access, required after severe weather, a change in how the chimney is used, or before buying or selling a home.
  • Level 3 — Includes removal of select components (masonry or interior finishes) to inspect concealed areas when a serious hazard is suspected.

WHY THIS MATTERS IN MIAMI

What we're specifically checking for

  • Cracked or spalling crowns from tropical downpours and heat cycling
  • Rusted dampers and flashing from year-round humidity and salt air
  • Evidence of birds, rodents, or insects nesting in an unused flue
  • Water staining that signals a slow leak around the chimney chase

03 — CORE SERVICE

Dryer Vent Cleaning

Clogged dryer vents are one of the most common — and most preventable — causes of residential fires, and Miami's humidity makes lint clump and stick inside the duct faster than in drier climates. A blocked vent also forces your dryer to run longer per load, driving up your electric bill and shortening the appliance's lifespan.

We clear the full vent run from the dryer to the exterior exhaust point using commercial-grade brushes and vacuum equipment sized for both standard single-family runs and the longer duct paths common in Miami condos and townhomes.

  • Full lint and debris removal from dryer to exterior vent cap
  • Airflow test before and after so you can see the improvement
  • Exterior vent cap and hood inspection for damage or blockage
  • Recommended every 12 months, or every 6–8 months for larger households and rentals

SIGNS YOU'RE OVERDUE

How to tell your dryer vent needs cleaning

  • Clothes take more than one cycle to fully dry
  • The outside of the dryer feels hot to the touch during use
  • A burning smell during drying cycles
  • Visible lint buildup around the exterior vent hood

04 — CORE SERVICE

Masonry Repair, Crown Repair & Tuckpointing

Masonry chimneys take a beating in South Florida — intense UV exposure, sudden downpours, and salt-laden air all accelerate wear on brick, mortar, and the concrete crown that caps the structure. Left unaddressed, a cracked crown or eroded mortar joint lets water into the chimney itself, which can damage the flue liner and, eventually, the surrounding roof and ceiling.

We repair and rebuild chimney crowns, repoint deteriorated mortar joints (tuckpointing), and replace damaged brick to match your home's existing masonry as closely as possible.

  • Crown repair and replacement using waterproof, crack-resistant materials
  • Tuckpointing to restore eroded or crumbling mortar joints
  • Brick replacement matched to your home's existing masonry
  • Waterproofing treatments rated for high-humidity, high-UV climates

05 — CORE SERVICE

Chimney Caps, Dampers & Relining

We install stainless steel chimney caps and dampers chosen specifically for corrosion resistance in salt air — a step up from the galvanized parts that tend to rust within a few Miami summers. When a flue liner is cracked, undersized, or missing entirely, we also handle stainless steel relining to bring an older chimney up to current safety standards.

  • Stainless steel caps sized to prevent water, debris, and animal entry
  • Damper repair and replacement for a tighter seal and better airflow control
  • Stainless steel flue relining for damaged, cracked, or undersized liners

06 — CORE SERVICE

Animal & Debris Removal

An uncapped or damaged chimney looks like a ready-made nesting spot to birds, raccoons, rats, and even the occasional iguana in South Florida. We remove animals and nests humanely, clear resulting debris and blockages, and install a properly fitted cap so the problem doesn't come back next season.

  • Humane animal and nest removal from flues and chimney chases
  • Full debris clearing after removal
  • Cap installation sized to prevent re-entry

24/7 Emergency Chimney Service

Smoke backing up into the house, storm damage after a hurricane watch, or an animal stuck in the flue — these don't wait for business hours, and neither do we. Call any time and we'll give you a real arrival window, not a callback promise.

SERVICE FAQ

Questions about our services

How long does a standard chimney sweep take?

Most residential sweeps and Level 1 inspections take 45–75 minutes, depending on flue length and accessibility. We'll give you a time estimate before starting.

Will sweeping make a mess in my home?

No — we seal the firebox opening and use HEPA-filtered vacuum containment throughout the job, so soot and creosote dust are captured at the source rather than settling on your furniture and floors.

Do you repair chimneys on tile roofs, common in Miami homes?

Yes. Our crews are experienced working around Miami's common roofing types, including barrel tile and flat concrete tile, and we take care to avoid damaging surrounding roofing material during cap and flashing work.

What's included in a written repair estimate?

Every estimate lists the specific issue found, the recommended fix, materials to be used, and total cost before any work begins — so there are no surprise charges once the job starts.

Not sure which service you need?

Describe what you're seeing or smelling — we'll tell you exactly what to book.
